

London’s West End Office Space Market
According to statistical data and market analysts 2009 was an exceptional year with high rises and downturns for London’s office market. In 2009 London office market had an increase of 19% in comparison to 2008 with the total take up by sq ft was 4.5m. Anyway many analysts say that 2009 was a year of losing opportunities.
Whilst the annual take up in the West End office market was 2.2m sq ft (down 32% in comparison to 2008 levels), prime rents remained stable at £75/sq ft.
Jones Lang LaSalle in their most recent published research forecasts a “return to rental growth in the next 12 months, with double digit upward growth in 2012 and 2013”.
Neil Prime, Head of Markets at Jones Lang LaSalle, said: “This was a remarkable turnaround that few would have predicted. But 2009 was not a “great year”, it was simply much better than feared: Take-up, whilst improving was below average, overall supply increased but at a slower rate than anticipated and demand, whilst improving, remained lower than 15 months ago and rents in the wider grade B market continue to be a significant challenge.”
Despite the fact that office rental volumes fell, the annual outcome was £8bn which is an improvement on 2008. During last few days a number of market analysts declared that rents for office space in Mayfair will rise by 40% between now and 2012 which will be a return to a price of £100 per sq ft and above. This is one of the main reasons why current occupiers are negotiating an extension of terms on getting their office space in Mayfair. The other reason why this rise for office space is expected is the increase of active demand on a quarterly basis (up to 40% upturn) and lack of new space in the West End. This lack of office space is as the result of over 1m sq ft being earmarked for redevelopment or refurbishment in the West End.
